Moving Checklist

Before Moving In

  1. Lease Agreement:
    • Review and sign the lease.
    • Ensure all terms are understood (rent, utilities, rules, etc.).
    • Keep a copy of the lease agreement.
  2. Deposit Payment:
    • Pay the last month’s rent as required by Ontario law.
    • Keep records of all payments (e.g., rent, deposits).
  3. Utility Setup:
    • Arrange for hydro, water, gas and internet if not included in the rent.
    • Transfer services into your name where applicable.
  4. Tenant Insurance:
    • Obtain tenant insurance to cover personal belongings and potential liabilities.
  5. Change of Address:
    • Notify your school, bank, healthcare providers, and other important contacts of your new address.
    • Update your Ontario driver’s license, health card, and any other official documents.
  6. Key Collection:
    • Arrange a time with the landlord to collect keys. Most houses are on keypad door locks thus there are no physical keys. 
    • Verify that all necessary keys (mailbox, shed (if applicable), etc.) are provided.

On Moving Day

  1. Packing and Moving:
    • Pack and label all boxes by room.
    • Hire a moving company or recruit friends/family for help.
    • Ensure valuables and important documents are carried with you.
  2. Furniture and Setup:
    • Arrange furniture in your new space.
    • Unpack essential items first (bedding, toiletries, kitchen basics).
  3. Inspect the Property:
    • Document any existing damage or wear and tear with photos and a checklist.
    • Test smoke detectors, appliances, lights, plumbing, and heating/cooling systems.
    • Notify the landlord of any immediate concerns or repairs needed.
  4. Document Condition:
    • Take photos and note the condition of the rental property upon moving in.

Within the First Week

  1. Understand Building Rules:
    • Review the building’s or rental property’s rules (garbage disposal, noise, parking).
    • Understand any shared facility usage (laundry rooms, common areas).
  2. Security Considerations:
    • Verify locks are working properly.
    • If desired, ask the landlord for permission to install temporary security features like door alarms or smart locks.

Monthly Tasks and Ongoing Maintenance

  1. Rent Payments:
    • Set up reminders or automatic payments for rent payments due on the 1st of the Month.
  2. Routine Cleaning:
    • Clean regularly to prevent wear and tear on the property.
    • Handle garbage disposal as per property rules.
  3. Report Repairs:
    • Report any needed repairs to the landlord immediately to avoid further damage or issues.

Before Moving Out

  1. Schedule a Move-out Inspection:
    • Set a time for an inspection with the landlord to assess any damages.
  2. Clean and Remove All Belongings:
    • Deep clean the unit, including appliances, bathrooms, and carpets.
    • Remove all personal belongings.
  3. Key Return:
    • Return all keys to the landlord.
  4. Utility Disconnection (if applicable):
    • Cancel or transfer utilities back to the landlord or new tenant’s name.
