Tenant’s FAQ
1. When should I start looking for something to rent?
If you are looking for a student rental, ideally, the sweet spot is between October and December. This is the best time to secure something for the following year.
2. What is required to rent a house?
To rent a house, you are required to provide last month’s rent and a guarantor form signed by a parent.
3. Is there a deposit if I decide to rent a house?
Yes, the deposit is considered last month’s rent. In Ontario, landlords are only allowed to accept one month’s rent as a deposit.
4. Is tenant insurance required?
Yes, we require all our tenants to have tenant insurance, either personally or through their parents, to cover personal belongings.
5. Are utilities included?
It depends! Some houses include utilities, while others do not. If utilities are not included, you will be responsible for setting up an account with the relevant utility providers and managing payments.
6. Is internet included?
No, internet is not included. For reference, internet costs typically range from $50 to $75 per month in London.
7. How do I pay rent?
Currently, we only accept e-transfers, but we will be launching debit and credit card payment options in the coming months.
8. How long is a typical lease?
Typically, leases run for one year. For in-demand properties in desirable locations, groups usually sign longer-term leases, typically 2-3 years, to remain competitive.
9. Do we use the Ontario Standard Form lease?
Yes.
10. Is a guarantor required?
Yes, a guarantor is required to lease a property. This ensures that if you, as the tenant, do not pay, there is someone responsible for your rent payments.
11. Is there one lease or multiple leases for a given property?
There is one lease! All leases are joint, meaning that roommates will sign one lease agreement together and are jointly responsible for the full rental amount. If there is ever a balance owing for rent, all tenants on the lease are responsible for the outstanding balance.
12. How does subletting work?
Although subletting is typically allowed, permission from the landlord is required, as well as written consent from the other tenants in the house. Contact us for further information.
13. Can I assign my room in my house?
Yes, this is possible. The most important thing to remember is that all remaining tenants in your house must consent to and approve the change.
14. Who is my main contact if I have any issues?

15. What is the rental process?
The rental process is quite simple! If you are interested in one of our units, we require a rental application to be filled out. If approved, we will prepare the lease for signing. Once it is ready, we will send it out to each of you via DocuSign and email you further explaining the next steps. To successfully rent the unit, the full rent deposit and all forms must be fully signed.
